Typical Crawl Space Issues in NJ Homes
Our team is currently inspecting a homeowner’s crawl space in Toms River, NJ, with the aim of highlighting common issues observed in such spaces. Upon entry, we noticed that the access door lacks proper air sealing, allowing outside air to infiltrate the crawl space. Furthermore, this door is visibly weathered and rotted. Fortunately, our durable access doors feature weather stripping to prevent air leakage, are rust and rot resistant, and require no painting, offering a simple solution to this problem.
Inside the crawl space, we identified several other issues contributing to inefficiency and discomfort within the home. These include ineffective fiberglass insulation, a vented crawl space leaking outside air in and potentially causing moisture problems, leaking ductwork, and uninsulated exterior foundational walls. This setup allows outside air to penetrate the crawl space, resulting in an uncomfortable indoor environment.
To address these issues and enhance home comfort and energy efficiency, we propose a series of remedial measures. These include encapsulating the floors with a CleanSpace liner, insulating the rim joists with spray foam, applying SilverGlo insulation boards to the exterior foundational walls, sealing ducts with mastic tape, and installing SilverGlo to cover the open crawl space vents, thus creating a thermal barrier between the outside air and the house. Implementing these steps will significantly improve the comfort and energy efficiency of the home for our customers.
