A homeowner in Freehold, NJ was experiencing frozen pipes on the second floor during the winter. In New Jersey, temperatures can drop low enough to cause issues when a home isn’t properly insulated. During our inspection, we found that the cantilevers at the front and rear of the home were under-insulated. This allowed cold air to penetrate the space, leading to freezing bathroom pipes above.
Solution
To resolve the issue, we removed the soffit panels on the cantilevers and installed rigid foam board to block outside air infiltration, then sealed all seams and gaps with foam sealant to create an impermeable air barrier. Once the work was complete, the soffit panels were reinstalled for a clean, finished look. With the cantilevers now properly insulated and sealed, cold air is kept out—helping protect the pipes and maintain more consistent temperatures throughout the home.
Project Summary
Products: SilverGlo Rigid Foam Boards with a Radiant Barrier, & ZypFoam Sealant
The front of the home has a cantilever (overhang) that isn't properly insulated, allowing cold air in and causing the second-floor bathroom pipes to freeze during the winter.
The back of the home also has a cantilever that isn't properly insulated, allowing cold air in and causing second-floor drafts.
The pipes on the second-floor bathroom are freezing.
The bathroom pipes are freezing, and as the water expands, it increases the risk of the pipes bursting.

We removed the soffit panel and installed SilverGlo rigid foam boards with a radiant barrier to block cold air from entering, helping prevent frozen pipes and reduce drafts. Next, we sealed all gaps with ZypFoam to stop air leakage. Finally, we reinstalled the soffit panels.
